Solicitors Property Centre is a real estate company which is owned and operated by Solicitors. We have developed a sales system which combines effective marketing methods and negotiation skills all undertaken by Lawyers.

How do we determine price
We believe that the most appropriate method to determine market value and set an asking price is to order a Valuation undertaken by a registered Valuer.
Valuers are trained professionals in their area and able to determine market value from an unbiased and independent perspective. Valuers are normally engaged by Banks because they are well trained and able to arrive at a value as close as possible to the true value of the property in the current market environment.

- Professional installation and removal of “for sale” sign board all undertaken by qualified contractors.
- Brochures and drop cards to provide to prospective purchasers. All brochures prepared and designed by graphic designers
- Listing of property on major real estate internet sites including realestate.com.au and realestateworld.com.au
- Preparing and drafting marketing ads for uploading to the internet
- Preparation of contract in PDF format which can be emailed to prospective purchasers
- Legal Advice as to the requirements to comply with the Conveyancing Act and the Real Property Act as they relate to Contract Disclosure
- Preparation of Contract including requisite title searches, plans, zoning Certificates and Sewer diagrams and other related documentation
- Taking enquiries on the property from prospective purchasers
- Negotiating with interested buyers as to price, special conditions, and completion periods
- All negotiations by qualified real estate lawyers
- Advising Vendor on contract conditions
- Attending vendor on execution of contract
- Arranging for the discharge of the existing mortgage on the property including obtaining a pay out figure from the lending institution
- Undertaking all related Conveyancing work to bring the matter to settlement
- Ordering a section 109 Certificate from the Owners Corporation (strata property)
- Answering requisitions on title
- Attending to settlement preparation and cheque directions to the Purchasers Solicitor
- Accounting for balance of sale proceeds to the Vendor
There are no hidden fees or disbursements and all our costs are disclosed to you as required under the Legal Profession Act and the Property Stock and Business Agents Act.
